Now, if you're new here, I'm Preston Seo. At 28, I became financially free, and now I own real estate worth over $12,000,000 across 4 states. But it wasn't always like this...
My story…
- I grew up in an immigrant family. We had enough to get by, but there wasn't much extra.
- At 19, not sure what to do with my life, I served a church mission in South Korea for 2 years.
- At 22, still unsure about my career, I eventually ended up as a door-to-door salesman selling pest control.
- At 24, I got a corporate sales job and got married. Every day was the same: work, eat, sleep, repeat.
- My wife Bridget had it worse. She worked a stressful job as a respiratory therapist, where one mistake could mean life or death.
- I didn't like the future I saw for us. That's what pushed me to learn about real estate.
- We couldn't even afford our own house and had to live in my parents' basement. (Let's just say Bridget wasn't exactly thrilled about our living situation)
- At 26, we started our real estate journey by househacking. We bought a 4-unit property with a loan, lived in one unit, and rented out the rest.
- Over the next few years, I tried all kinds of real estate strategies like BRRRR, assisted living facilities, wholesaling, and fix-and-flip.
- But after investing over $1.2 million, I was only making $6,000/mo from 40+ long-term rental units. Since I have a 50/50 partnership, my cut was just half of that.
- When Covid hit, Bridget had to work while pregnant with our first son. That was the final straw…
- I started looking for ways to make more money from real estate so we could replace the income from our jobs.
- Came across Airbnb Arbitrage and decided to give it a shot…
- From September 2018 to December 2021, it took me over 3 years and $1,400,000 to build a cash flow of $6,000/month...
- With Airbnbs, from January 2022 to July 2022, I went from $0 to $18K per month.
- I 4X-ed my THIRTY-NINE months of real estate success in just 7 months. That’s when I shifted my focus to Airbnbs.

    26.59% cap rate!! V=i/r $3.76=$1/26.59% That is a loser. You either don't know what you are talking about or you are a scammer. Geez, just geez.

      @@HarutikARM Cap rates measure value. The higher the cap rate the lower the value. Scammers sell crap properties convincing novices that the cap rate is a "return"! This guy shows calculation of a cap rate 26.59% If I'm scammed thinkng this is a "return" then I'd be a fool not to nvest. But it just means he'll settle for $3.76 for NOI. Secondly, a 26.59% cap rate is the result of poor math. Cap rates generally run the range of 4-15%.

    You can still do this to build assets. Assuming you have a job already, and the extra time to spend on the rental, you can pay off a property with little cost of your own. That’s one of the most common benefits of renting anything, using the cost of rent you eventually pay of the asset, but get to keep the asset. This is especially beneficial if the asset is one that appreciates instead of depreciating.

    Furnish your property affordably with items from Ikea and Walmart, and look for free pieces on Facebook groups. Focus on creating a welcoming atmosphere: comfy beds, clean spaces, and essential amenities. Always respond quickly to guest messages to ensure a great experience. Use professional photos to make your listing stand out and put your best photos at the top of your listing so they catch more attention. Automate bookings and guest communications with tools like Smartbnb. Use Pricelabs for dynamic pricing and ChatGPT for generating emails, titles and ideas.     Create a plan based on the current state of the market and your finances. We started back in 2018 with house hacking. Using FHA financing we purchased our first property (4plex) with $24k since rates and home prices were much lower. Today that’s close to impossible for most people who have a job and a family to take care of. Right now buying a property and renting it long term is one of the worst things you can do. Even if you manage to buy, you’ll still have inevitable costs like repairing the AC unit. This means 6 months of cashflow is gone since you won’t be making more than $300-$400 per month (realistically). But you can still invest in this market and make a lot more cash flow than you would with traditional rentals. Choose the right strategy that’s scalable and doesn’t require your physical presence. Subject to is great right now since you can take on a mortgage with a 4% rate without buying the property or going through the entire process. But finding a property in a great location could take ages so it’s not scalable and it will take months to get a deal done. If I had to start over I would definitely go with the Bridge Method and Airbnb. Instead of buying a property, you can re-rent one with the landlord’s permission. Launch it on Airbnb but just make sure your location attracts tourists and the laws are Airbnb/landlord friendly. The pros of this method are high cash flow ($2,500/mo profit on average), easily scalable, and completely remote. The biggest downside is that you don’t own real estate so you’re not getting the full benefits. But right now, I think it’s the best way to get started instead of sitting on the sidelines. You can use the high cash flow and scalability later down the line to buy a property or a personal home. This is what I would do and my logic behind it.     I know my coworker 42 ia doing this and has limited trading exp. I honestly think this is the best for non traders. If you have studied options trading, have a realistic plan of 5 to 10% a month, consistently grow ur trading account over 5 to 7 years then u can break a mil. Also consider selling covered calls as ur portfolio grows. Also when you do trade, make sure ur trading within ur roth or ira to mitigate tax burden

    Warranty is for parts and service, either or when most customers get opt to pay $6k on a repair vs using as a down for a new car + trade value = same to lower payments on a newer vehicle. They usually opt to just get a newer vehicle. Unless the really love their current car

    You are better off using that money to pay down debt and increase your credit score. That way, you can get much better financing and loan offers for homes, cars, credit cards, etc. Walking around with a 580 score guarantees that you will be wasting thousands of dollars in interest payments on whatever you’re financed for. PLUS - sellers can accept whatever they think is the best offer. Your FHA loan is likely not even in the top 5 of offers the seller gets. Don’t get a home just because you’re tired of paying rent. Get a home because you want a house and are ready for all the responsibilities that come with home ownership.

    This is the easiest way to avoid unnecessary repair and potentially getting scammed by a contractor or handyman. I can safely say I’m not a handy person but thanks to internet tutorials, I can take some action and learn on my own. You can do the same to cut costs and learn something useful. We all know there are contractors who take advantage of people who don’t anything about this which is most people. Save this video and share it with people who might find it useful.
